Prologis is bringing forward plans for the Junction 9 Growth Hub, a proposed new employment park that will create space for growing businesses and new jobs.
We are excited to share our plans for the development, which will deliver exemplary employment floorspace on the site. Ahead of submitting our plans to North Warwickshire Borough Council, we would like to showcase our proposals and invite any feedback that you may have.

Prologis is proud of its work in the UK, both nationally and locally within North Warwickshire.
Prologis has been active in North Warwickshire for a number of years, and is a committed investment partner in the West Midlands. Over the past decade, Prologis has invested £1 billion delivering critical infrastructure in the region. This includes Prologis Park in Hams Hall in North Warwickshire, a proven successful location to occupiers such as Jaguar Land Rover, AMG Logistics and LTS Global Solutions. The Park’s success stems from its optimal location for manufacturing and logistics, attracting world-class companies and a skilled workforce.
Regardless of which option comes forward, Prologis will be developing a landscape strategy that would retain an appropriate buffer around the site and retain the majority of existing trees and hedgerows.
Existing Prologis Sites
Option A
The scheme will provide a logical extension to the existing industrial site to the west – providing three buildings that would create up to 27,000 sq. m of B8 floorspace.
Option B
The scheme will deliver approximately 16,000 sq. m of employment floorspace across two buildings towards the west of the site.
This would reserve land which could be utilised to provide an enlarged and reconfigured roundabout, providing a direct connection to Junction 9 facilitating access to adjacent land to the north.
Proposals
Located close to Junction 9 of the M42, the Junction 9 Growth Hub will comprise of up to 27,000 sq. m of employment floorspace (Use Class B8).
Transport and Sustainability
Benefitting from immediate access to the strategic road network, the proposed Junction 9 Growth Hub is ideally located and suited for warehouse and logistics uses, enabling access without routing traffic through residential areas.
It is currently served by both the 76 and 76C bus services, which connect with Sutton Coldfield, Coleshill (including Coleshill Parkway Railway Station), Water Orton, Kingsbury, Dosthill and Tamworth. Services run Monday to Sunday, 13 times a day, and the closest bus stop is located only five minutes’ walk from the site.
Coleshill Parkway Railway Station is located approximately 4km southeast of the Site, which is 7 minutes’ drive, 28 minutes by bus or 15 minutes cycle ride. Coleshill Parkway provides two trains per hour to/from Birmingham New Street, with hourly connections to Leicester (via Nuneaton and Hinkley).
A Sustainable Development
At Prologis, we’ve put sustainability at the heart of our operations for the past 25 years and we’re committed to ensuring our value chain is net zero emissions by 2040. With that in mind, Junction 9 Growth Hub will incorporate industry-leading standards of sustainability in its design, construction, and management.
All new Prologis buildings in the UK target BREEAM Outstanding as a minimum standard, placing them in the top 1% of non-domestic buildings in the UK in terms of their sustainability.
Once operational, the Junction 9 Growth Hub will have a net-zero regulated energy use in line with an EPC A+ rating.
As part of the Junction 9 Growth Hub parameters, Prologis will be incorporating a landscape buffer zone – regardless of which option is ultimately pursued. This buffer zone will utilise the established vegetation where possible to screen the site.

Prologis has committed to achieving 100% carbon neutral construction globally by 2025 and was the first property company to be awarded the Terra Carta Seal at the COP26 summit by HM King Charles III in recognition of its commitment to the creation of genuinely sustainable industrial logistics parks.
IMPACT Day
Prologis is driven to achieve sustainable growth through partnership, underpinning local inward investment and developing beyond net zero developments that foster innovation and bolster the UK economy.
Every year, Prologis employees around the world engage in the company’s annual IMPACT Day. In 2023, Prologis UK held their IMPACT Day to improve the Church Pool Covert, part of Tame Valley Wetlands at the Hams Hall Environmental studies centre, by installing two bridges, restoring pathways, building an outdoor learning space, and adding new seating. These efforts, which prioritised recycled and sustainable materials, enhanced community access and protected local wildlife.
